The City of Ottawa has received a Draft Plan of Subdivision for 1039 Terry Fox Drive to permit 55 single detached dwellings, approximately 129 street-oriented townhouses, and a 0.91-hectare neighbourhood park.
The property is located in the northwest corner of the intersection of Terry Fox Drive and Cope Drive, and is bounded by the Monahan Drain to north.
The subject site is a portion of the “Van Gaal Lands” and is currently used as agricultural cropland. To the north of the site is an undeveloped portion of the Van Gaal Lands identified as future employment lands that currently used for cattle grazing. There is also a hydro corridor running east-west through this area. To the east, there is the Soho West Community, as well as a closed road allowance directly adjacent the site. To the west, there is the Blackstone residential community, located within the Fernbank Community Design Plan Area, and southwest is an existing Smart Centres plaza. To the south, there are undeveloped lands identified for future retail/commercial uses.
The application proposes to subdivide the subject lands for the development of 184 residential units including 55 single detached dwellings and 129 street-oriented townhouses, as well as a 0.91-hectare park. Two vehicular accesses are provided to the site: a right-in/right-out access along Terry Fox Drive and a full movement access along Cope Drive. The internal street network will be composed of 18-metre right-of-way local roads, and a 16.5-metre window street along Terry Fox Drive. Sidewalks are to be provided selectively throughout the site.
