6145 Fernbank Severance and Minor Variance Applications

The City’s Committee of Adjustment has received an application from the property owners of 6145 Fernbank Road to subdivide their property into two separate parcels of land in order to create one new residential lot for future development.  This property is located on the north side of Fernbank Road between Cherry and Sunnyside Drive.

Approval of these applications will have the effect of creating two separate parcels of land.  Both parcels will not be in conformity with the requirements of the Zoning By-law and therefore,  a minor variance applications has been filed and will be heard concurrently with these applications.

Owners require the Authority of the Committee for Minor Variances from the Zoning By-law as follows:

  • D08-02-16/A-00263:  6147 Fernbank Road (Parts 1 and 3 on a Draft 4R-Plan): To permit a reduced lot width of 15.6 metres whereas the By-law requires a minimum lot width of 20 metres.
  • D08-02-16/A-00264:  6145 Fernbank Road (Parts 2 and 4 on a Draft 4R-Plan): To permit a reduced lot width of 17.8 metres whereas the By-law requires a minimum lot width of 20 metres.
